Preparation for the photo shoot is important and it will help your photos make the best impression of your home or property and help it show at its best, making it more marketable. It will help potential buyers envision themselves living in the space and evidently purchase the property. A little work before the photo shoot can make all the difference in the world. View my tips on how to prepare your real estate property for the photo shoot. These tips will also benefit and enhance the showing of the property.

Preparation for Your Real Estate Photo Shoot

It doesn't take a lot of money to make a significant impact on buyers. A few boxes, some cleaning supplies with a lot of elbow grease is all you really need. A few inexpensive accessories to put on the finishing touches and help with the decor will help impress buyers and close the sale. If your home is in bad repair or out of date, you might want to invest in a bit of paint and some maintenance supplies to bring the property up to date.

  • This is definitely a case of less is more. De-cluttering is a must and is the most important preparation. A cluttered home looks smaller and brings stress to the viewer. This is the biggest and cheapest way of making your real estate photography more marketable. All the counters should be cleared off including appliances. Laundry is put away. Make sure desk and counters are clear of papers. The fridge is cleared of magnets, papers and pictures. The mantle is clear except for one or two of the select items below. Take extra pictures off the walls (especially family photos), and pack all your trinkets, collectibles, knick knacks and ordainments around your home. Although collectibles may mean a lot to you, they only distract buyers from the selling points of the property. You want to let the buyers mentally envision their own things in the space. If things are cluttered or disorganized it just wont happen.
  • Make sure all your cupboards close tightly.
  • Sporadically place select items throughout your home. A basket of apples on the kitchen counter, flowers or candles that compliment the room on tables, bathroom counters and the mantel, and hand towels neatly placed in bathrooms.
  • Clean all surfaces. This includes all counters, doors, appliances, even walls if needed. Vacuum, wash and polish all floors. Clean grout lines on floors, back splashes, and tubs and showers. Clean kitchens and bathrooms are a must, make things really sparkle.
  • Put out your best towels in the bathrooms. Put away all toothbrushes, cosmetics and toiletries.
  • Wash or buy a new shower curtain if your present one is dirty or needs replacing.
  • Formally set the dining room table. Make it look like you are expecting important guests.
  • Dust everywhere around your home.
  • Clean windows on the inside and outside and open curtains for the photo shoot. You want the home to be as bright as possible.
  • Clean your yard. Cut the grass or shovel the snow in the driveway and walk way. Weed all the gardens and cut back any over grown trees and/or shrubs. Rake any dead leaves or grass. Put away any toys, bikes, rusty furniture or tools . Make sure your walkways are clean and clear. Think about curb appeal. A couple of large planters with simple plants can really dress up a porch.
  • If your home is painted in bold colours it would be best to paint over these colours with neutral colours. Colour makes a big impact on a room and is one of the most prominent things people notice. You want buyers to see the room, not be distracted by the bold colours. Bold colours might be your taste, but you are trying to catch the eye of a broad audience. If your cupboards are out of date or in need of repair. You may want to consider painting them also. If you paint the cupboards stick to either a very light or dark colour and keep this neutral also. If you are not sure about colour coordinating, talk to an experienced colourist the paint store or department. Tell them you are selling your home. Repaint your front door and windows if needed.
  • If you need design items like lamps, rugs, flower pots for the porch, coffee table books, plates, vases, baskets, towels, decorative try for the coffee table, consider borrowing them from family and friends for the photo shoot or until the home is sold.
  • If your furniture is past its prime and wont photograph well or if you are missing key pieces of furniture, see if you can borrow from a friend or family member or consider renting furniture from a staging company.
  • Make the beds, place a coordinating blanket neatly at the bottom to add interest. Clean off all the dressers and make sure there isn't anything on the floors.
